The masterplan reimagines Gillette’s 31-acre waterfront industrial campus in South Boston as a luminous, mixed-use district centered around connection, culture, and climate resilience. Envisioned in phases, the master plan introduces approximately 1,800 diverse residential units, 3.5 million square feet of cutting-edge office and life-science space, 200,000 square feet of vibrant retail and restaurant offerings, and a 250,000 square-foot hotel, supported by 20 new buildings spanning 5.7 million square feet of development Gillette Boston.


Sustainable design is at its core: nearly half the site is reserved for contiguous, accessible green open spaces, including a 6.5-acre waterfront park, climate-adapted landscapes, and nature-inspired gathering areas that enhance resiliency and neighborhood well-being. Mobility upgrades follow suit—new streets, pedestrian and cycling pathways, and improved transit connectivity to Broadway's Red Line and water taxis aim to foster a walkable, transit-oriented urban fabric.

The plan is deeply shaped by community voices—over 15 public meetings and workshops informed design priorities such as equitable housing (including family-size, artist, and veterans’ units), cultural and civic spaces, and neighborhood-centered development that honors Fort Point’s creative heritage.
